I own a house and want to buy a house.

I currently owe $97k on my house and the average price for houses in my neighborhood is around $160k. We are currently looking at new homes but have not officially put our house up for sale. I do not have enough money saved up to put down on a new house but obviously have a good amount of equity in my home. How do I use the equity in my home if I have not sold the house yet. Someone mentioned to me a bridge loan but I was not sure if this was the best route.

Buying a house with Tenants

We saw a property with tenants in it and they are on a lease for one more year. Sellers put it on sale with condition that we buy now and continue with those tenants until their lease is done. Is this common in real estate world. We currently own a house and our plan was to rent this out and upgrade to a bigger home. How to handle this situation ? What kind of legal measures i should take while handling these type of situations.
