HELP! Jumbo Home Loan Denied – Past Rental History

Hi All, I need your help and advice! Suppose to be closing in 14 days.  Oh no!

The underwriter is tentatively denying our jumbo loan request due to lack of rental history.  We are currently renting a house from family and because of that we did not pay on a set schedule. Sometimes checks were paid monthly, other times bimonthly, but we can show rent was paid for the 12 months.  We didn’t pay “on-time” or on a set schedule, not because it was for a lack of funds, but because it was family and they didn’t care when the checks were paid out. Despite this explanation, the lender/underwriter is saying this doesn’t show a history of timely rent payments.

We have great income $260k, 760+ credit scores, 30k in student loans (paid on time), and no other debts. We are putting 20% down, with six months of reserves to boot.  Our mortgage broker calls our financial status A++, and is trying to find a solution to this unique situation. This is the only “road-block” preventing the loan from going through!

found a home i would like to buy but the listing is to high home has issues.

roof needed boiler and hot water tank rusted and scaled basement is very damp walls peeling downspouts missing some windows ledges are very soft deck has water damage roof vents missing critters need to be evicted lastly i suspect the foundation has at least 2 leaks found cracks dont know how deep i want to make a fair offer unsure as where to start it list at 229,000

Can I get all my income taken into account when I apply for a mortgage ?

I was laid off about 2 years ago, but have been working elsewhere for 1.5 years and taken over partial ownership of another company for about 7 months. When talking to a lender they told us the only income that will be take into account is from 2+ years at the same employer. Do all lenders have the same requirement?

Need NC Lender

Hello,

I am in need of a lender who can provide me with a mortgage for investment properties in North Carolina. I live outside of NC and was denied a loan based on the fact that I only have one tradeline (credit card) available to verify my credit score. Everything else checked out.

I have good credit and a solid income. I graduated in 2013 and have transcripts readily available to verify my 2 year history. I don’t have any debt and can provide my monthly rent expenses and any other information needed. 

Can anyone help me out or refer me to someone who can?
